Using your address as a registered business address
The reason is the covenants prohibit using your address as a registered business is because it can affect the credit rating of your property which is then passed on to future owners. This can become an issue when you come to sell your home.
Running trade or business from home
Homes on Spofforth Park are intended to be used as private homes, not as business premises. The property documents restrict trade or business use in order to protect the residential character of the estate, reduce noise, traffic and parking pressure, and avoid disturbance to neighbours, especially where customers, deliveries, staff, or business activity would change the nature of living on the estate.
How to apply for a licence
Any enquiries about obtaining a licence for a low impact, small scale business use from home should be directed to SPMC or the managing agent in the first instance.
Dog Poo!
Dog owners must clean up after their dogs straight away. Failing to remove dog fouling from land open to the public is an offence, and in Yorkshire this can lead to a £50 fixed penalty notice, with prosecution and a fine of up to £1,000 if the matter goes to court. Please bag it, bin it, and help keep Spofforth Park clean, safe, and pleasant for everyone, especially children, walkers, and other residents. Responsible dog ownership is part of being a good neighbour.
Electric vehicle charging requests
SPMC supports residents who are thinking about moving to an electric vehicle and understands that some homes on Spofforth Park may not have a simple charging option. Driveway layouts, shared access areas, estate land and adopted pavements can all make charging arrangements more complicated.
To help residents, we have produced guidance for anyone considering a cross pavement electric vehicle charging channel, cable route, charger or similar arrangement.
The guidance explains what information SPMC will need before it can consider a request. This includes details of the proposed system, the route of any cable or channel, land ownership, neighbour impact, safety, insurance, maintenance and any approval needed from Leeds City Council or another organisation.
SPMC is not looking to discourage electric vehicle use. However, these arrangements need to be considered carefully because they may affect shared areas, private land, estate responsibilities, public safety and future maintenance. Each request will be looked at on its own facts.
Residents should not start work, install equipment or enter into any arrangement until all required permissions have been received in writing.
